Compensation & Benefits

Annualized to approximately $71,000. This internship does not include health or other benefits, but does include a firm-wide closure the week of the Fourth of July. Strong performers will be considered for a full-time Analyst offer following graduation.

Background

Tobin Capital Group (TCG) is a Stanford Graduate School of Business-founded, tech-enabled real estate operating company and private equity firm, with $715M of assets under management across 67 locations, six states, and two business lines, Self-Storage and Manufactured Housing. The firm is raising its second fund ($250M, acquiring $625M of real estate) and aims to 5x its real estate portfolio within 5 years, including expansion into new verticals.

  • Meaningful Financial Modeling Exposure: You will assist with sourcing potential deals and support the build-out of acquisition models and key diligence workflows.

Key Responsibilities

Financial Modeling & Quantitative Analysis

  • Support acquisition modeling work (levered/unlevered IRR, equity multiples, sensitivity analysis) under Analyst/Associate guidance
  • Assist in analyzing rent rolls, historical financials, and occupancy trends

Initial Screening

  • Assist in deal screening on inbound self-storage and MHP opportunities and help prepare investment summaries for Analyst/Associate review
  • Support market analysis for target assets
  • Assist with on-site tours of acquisition targets and nearby competitors

Due Diligence Coordination

  • Support due diligence workstreams, including organizing physical inspection, title, and environmental documentation
  • Help track third-party vendor deliverables and timelines

Investment Committee & Closing Support

  • Assist in preparing Investment Committee memoranda and presentation materials
  • Support closing checklist tracking and coordination across transaction parties

Qualifications

  • Education: Actively pursuing a Bachelor's Degree; rising juniors/seniors preferred. Major Agnostic, Emphasis on Demonstrated Excellence.
  • Experience: No professional experience required. Prior internship in real estate, finance, or a related field preferred but not required.

  • Ability to work in a fast-paced environment and solve dynamic problems
  • Willingness to work with, integrate, and leverage the most recent technological tools, such as Claude

  • Outstanding analytical, quantitative, and technical skills (incl. Excel, PowerPoint, Word)
